Recently I have been trying very hard to look for this breed of dog, but since the Pomeranian breed is so popular I can't find any that are available for sale/adoption in Phoenix, AZ. I have searched the internet for every shelter in this state and I even went as far as Sunnyslope for this dog ( which is way far from where I live) with no luck. You are quite correct not to pay any money up front as most of the resale comanies do little, but leave your timeshare on their books and are not at all pro active in trying to sell it for you. You could try and contact the resort directly and see if they have a resale department (although they will obviously try and sell their own weeks first). Your best bet would be to advertise it in your local paper, failing that try to sell it on ebay. Don't ask too much though as it is a difficult thing to sell. I gave my weeks back to my resort after I failed to sell them as I was so desperate to get rid of them with the maintainance fees nearly doubling last year, and believe it or not the resort at first refused to take them back from me for free, unless I paid an administration fee of about 350.00.
They did eventually though. Good luck

I don't have any but you might try looking for one in a Dog Fancy magazine. They always have a lot of listings and most of the dogs in it are registered.
Good breeders won't have pups ready at Christmas time. They know that far too many pups are bought for presents because of their looks. Then a lil while later the people don't want them and they get dumped in shelters.
are you sure that is the kind of dog she likes ? i always choose females over males, because males, will ruin a yard. kill the flowers, shrubs and trees, with their spraying.. you can do a online search by typing puppies for sale in the search bar : )
Most ethical breeders won't let someone buy a pet as a gift for the holidays. This means that your only options will be unethical breeders and pet shops. This means you will have a higher chance of getting a sick dog, a dog with massive genetic issues, and a dog with behavioural issues. One should never buy from an unethical, disreputable breeder as the only thing they care about is the money. They don't care if the dog is unhealthy or what happens to the dog once the check clears.
Pekingese are not easy dogs to deal with. Are you sure your mom wants one? Why not give her a certificate for a pekingese and then the two of you can find a reputable breeder, wait for delivery, and then pick out the puppy together? This way you won't be rushing into anything and making a huge mistake.
I'm going to link to a guide to finding a responsible breeder, please look it over before you purchase any animal. It's vital. You also need to make sure that you and your mother understand the breed and the responsibilities that come with a toy dog. Not even being able to spell ';Pekingese'; correctly makes me think that no research has been done thus far. They are prone to VERY EXPENSIVE health problem, problems that can easily cost over $1000 to repair, so you need to familiarize yourself with that before buying or adopting one.

The first issue is, does your MOM want the pup, or is this all your idea? Is she ready to give a pup a home for 15 years or so, financially able to give the dog all the required vet care, buy food and so on? Does she plan on travelling a lot, and so won't really want a dog because the animal would have to be boarded or she'd have to find someone to care for it while she is gone?
If your MOM is the one who wants the pup, she should really be the one to make the final decision as to what pup gets brought into her home. She needs to visit the breeder and talk over things with the humans, sit on the floor and decide which of the pups is the one she likes, which one fits her expectations in personality.
My suggestion, should your MOM be the one wanting the pup, would be to contact Pekingese Rescue. Not for your pup, but to ask these volunteers for a reputable breeder.

Pekes have numerous genetic problems and you want a breeder who is responsible and has tested the parents thoroughly for these illnesses. The reason is that the person you give it to, may not be ready for that kind of commitment yet and you will be throwing them into a situation they were not prepared for. The rescue groups around here suggest finding that puppy, discussing what you want to do with the breeder/rescue group and then gift up doggie supplies, like a leash, food dish, treats, toys, etc... When the person opens this box, you then let them know your intensions and they will be able to pick out the puppy/dog of their choice. It also gives them the option to decline without risking a dog or puppy ending up in the pound, or just being returned to a rescue group.

Good breeders won't have pups ready at Christmas time. They know that far too many pups are bought for presents because of their looks. Then a lil while later the people don't want them and they get dumped in shelters.

Most ethical breeders won't let someone buy a pet as a gift for the holidays. This means that your only options will be unethical breeders and pet shops. This means you will have a higher chance of getting a sick dog, a dog with massive genetic issues, and a dog with behavioural issues. One should never buy from an unethical, disreputable breeder as the only thing they care about is the money. They don't care if the dog is unhealthy or what happens to the dog once the check clears.
Pekingese are not easy dogs to deal with. Are you sure your mom wants one? Why not give her a certificate for a pekingese and then the two of you can find a reputable breeder, wait for delivery, and then pick out the puppy together? This way you won't be rushing into anything and making a huge mistake.
I'm going to link to a guide to finding a responsible breeder, please look it over before you purchase any animal. It's vital. You also need to make sure that you and your mother understand the breed and the responsibilities that come with a toy dog. Not even being able to spell ';Pekingese'; correctly makes me think that no research has been done thus far. They are prone to VERY EXPENSIVE health problem, problems that can easily cost over $1000 to repair, so you need to familiarize yourself with that before buying or adopting one.

The first issue is, does your MOM want the pup, or is this all your idea? Is she ready to give a pup a home for 15 years or so, financially able to give the dog all the required vet care, buy food and so on? Does she plan on travelling a lot, and so won't really want a dog because the animal would have to be boarded or she'd have to find someone to care for it while she is gone?
If your MOM is the one who wants the pup, she should really be the one to make the final decision as to what pup gets brought into her home. She needs to visit the breeder and talk over things with the humans, sit on the floor and decide which of the pups is the one she likes, which one fits her expectations in personality.
My suggestion, should your MOM be the one wanting the pup, would be to contact Pekingese Rescue. Not for your pup, but to ask these volunteers for a reputable breeder.

Pekes have numerous genetic problems and you want a breeder who is responsible and has tested the parents thoroughly for these illnesses. At a minimum, the parents should be certified yearly with CERF and should have OFA clearances for Patella Luxation. (If you don't know what these things are, please do more research!)

I purchased a property in foreclosure at a bargain price this summer. I then had it inspected, repaired and now I have a renter in it. The renter covers the mortgage, but another property that I have had my eye on for years is available right now at a reduced price. If I sold my investment property, I would have enough to attain that house I have always wanted. What are the pros and cons to this transaction? And, are there any alternative solutions? 2) You can option your dream home for up to 6 months with an amount for consideration(amount given to seller to agree to option). it will be on ';hold'; for you until you sell your investment property.(IF you sell your property) Though this depends on the seller's willing to let their property be optioned for such a long time contingent if you sell your investment property. Because of the current housing market, they may agree to it, or they may not.
3) get a conventional loan or hard money loan from another investor (if your dream home is a prospective flip property)

Our house is due to go on the market tomorrow and I really don't want to include our new refrigerator because it's not even paid for yet. Something a little less unusual might be a better way to go.

Do you have that kind of money? And do you have another $300-$400 to get the kitten spayed/neutered, up to date on shots, deflead, dewormed and microchipped? And not knowing your location how can people refer you to a breeder? This website is WORLD WIDE. And what breed of cat are you interested in? Reputable breeders breed ONE type of cat.
If you want a cat or kitten go adopt one from a shelter. For an adoption fee of around $100 you'll get a kitten or cat that already has all the things done I listed above. Just Google your location and ';animal shelters';.
Are you even old enough to be on this website? Minimum age is 13 and this sounds like a 10 to 12 year old's question.

You will want a tile nipper tool
You will need a flat towel and a grooved trowel
A rubber hammer, rule, level and basic capenter tools
Remove the old tile. Try not to rip the drywall or you will need to replace pieces you rip.
Remove the floor tile, then (very important) you must skim and level the floor so it is perfect. (I assure you a wife will ';feel'; a uneven surface in the bathroom, thru high heels or combat boots)
Laying tile is the easy part. Lay a row agaist a straight and square wall. Measure - do not eyeball or you line will be off.
Work out from the striaght row. Groove mastic down in a area you are working in, press tiles in place. tap with hammer or wiggle and press (but leave square)
after all title is in a day later you tap for miss set tile and then grout if happy. trim grout with a popsile stick, wash title.
Come back next day and wash again and seal.

But the purchase is like any other done with your agents in the past, you agree on terms, bind it contrctually, inspect, hire escrow/tiltle which is often done by lender, then close. The key things you need to be concerned with are the contract and inspections. The contract should give you the right to do inspections and negotiate any issues found. You would likely be wise to hire an attorney or a fee for service real estate agent/broker to handle the contracts. Look for C-CREC designaion agents. They will make sure everything is up and up. It is always tricky and dicey dealing with friends so professional assistance is a good thing.
You mutually agree on an escrow service and go through them, or if you are financing, you can go through your bank escrow department. They will handle everything for a nominal fee.
I am a real estate investor who has brought and sold homes in many states, and what I know is that it can be different from state to state.
You need to know what are the legal requirement for your state. States like New York require both parties to have lawyers of their own. Other states you don't need a lawyer.
I always check with a pro when working in a new state and I go to the state's web site and read the pages for a new home buyers, almost every state have such pages.
If you and your friend are willing and able, check out about doing a Quitclaim Deed. You will need a lawyer to write one for you.

These thing should be specified in a purchase contract between you and the seller. You don't need anything fancy, you should be able to find a real estate purchase contract at a stationary store or perhaps Staples or Office Depot.
You as the buyer should contact a mortgage broker to complete a mortgage loan application and allow your credit report to be obtained so you will know what type of mortgage you are qualified for.
You will need lots of documents to complete your mortgage application, however, I will give you a few that will get you started.
#1 Two years of federal income taxes and w-2 from each borrower.
#2 One months paystubs for each borrower
#3 Six months bank statements to include 401k statements from your current employer for each borrower
Once your mortgage broker has these documents and your credit report he/she can then submit your application to an underwriter to determine your interest rate, # of years your mortgage will be for. If you are qualified for an adjustable or fixed rate loan. How much you are able to borrower.
Keep in mind that this is what you are qualified for. Sit down with the mortgage broker, go over each loan that you are qualified for listen to the terms, adjustments and other information.
Keep an open mind so you can learn about each mortgage you are qualified for. What might be good for others might not be good for you and your situation.
Now select the mortgage that you feel more comfortable with and best fit our financial situation. Keep in mind that if you select an adjustable rate mortgage that the interest will eventual go up causing your monthly mortgage to go up. You should be prepared for this if this is your selection.
Tell your mortgage broker to make sure you know of any changes to your mortgage because if the loan docs are not exactly as discussed you will not be signing them.
Once you have decided on a mortgage that best suit you, shortly mortgage loan docs will be made available for you to sign. Make sure they say exactly what you and your mortgage broker discussed.
If they are not please don't sign the docs. Call your mortgage broker and find out the reason. If there is no good reason tell the mortgage broker that when the loan docs match what you discussed you will be prepared to sign the loan docs.
By signing your mortgage loan docs you are saying that you agree to the terms, interest rate and and adjustment that might be there unless you have decided to get a fixed rate mortgage.
The morgage broker will also recommend an escrow, title and insurance company. You are not obligated to use them you may select your own. Your mortgage broker does not make any money one way or the other from offering these companies. It is against the law for him to accept anything and for them to offer him anything.
The escrow closing agent will use your contract to make up the escrow documents for you to sign. There are times when the escrow closing agent and the title company are one in the same.
If you are in a state where the closing agent is an attorney this is the only time that you really need an attorney and that is to assist you in the closing.
Who ever you use as a closing agent will make sure that you observe any real estate laws in your state.
The are bonded for this purpose.

Not sure about Mary H's answer. But the purchase is like any other done with your agents in the past, you agree on terms, bind it contrctually, inspect, hire escrow/tiltle which is often done by lender, then close. The key things you need to be concerned with are the contract and inspections. The contract should give you the right to do inspections and negotiate any issues found. You would likely be wise to hire an attorney or a fee for service real estate agent/broker to handle the contracts. Look for C-CREC designaion agents. They will make sure everything is up and up. It is always tricky and dicey dealing with friends so professional assistance is a good thing.
You mutually agree on an escrow service and go through them, or if you are financing, you can go through your bank escrow department. They will handle everything for a nominal fee.
I am a real estate investor who has brought and sold homes in many states, and what I know is that it can be different from state to state.
You need to know what are the legal requirement for your state. States like New York require both parties to have lawyers of their own. Other states you don't need a lawyer.
I always check with a pro when working in a new state and I go to the state's web site and read the pages for a new home buyers, almost every state have such pages.
If you and your friend are willing and able, check out about doing a Quitclaim Deed. You will need a lawyer to write one for you.
I have used Quitclaim Deed to transfer the title to me and then when to the bank and got a home equity loan to pay for the home.
I must strongly advise you check with a lawyer about this, I am offer know legal advise, I am only telling you want I have done with a friend.
Understand the house must be free and clear of a mortgage to do this.
Also pay good money to get a home inspection by an inspector who has insurance before you do anything.

This is something I have done for a long time. The first place to start is at any local galleries. Visit the gallery to see the type of art they display. They may or may not be a ';fit'; for your work. You will usually always have to pay rental according to how much space you want to have, plus the gallery will take a commission from anything you sell, usually 40%, so you have to price your work to make a profit after the commission is taken out.
To get into galleries in different parts of the country, the easiest way is to go to Google and type in these words...

This will bring up many sites and galleries seeking work for submission. It is simply a matter of following the requirements of the gallery. There will usually always be a theme they want photos to meet. Yes, there is in most cases a fee you must pay to submit your photos, whether they are chosen to be in the showing or not. So be prepared to lose some money in submission fees. If your photo(s) is selected to be in the gallery, it can mean you may have to send a print yourself and they will frame it, or you may have to print and frame it yourself, or some galleries will print your high resolution digital photos themselves. I prefer to have prints made by my lab so I know the quality is what it should be, but then, if it does not sell, you have to arrange for return shipping. If the photo sells out of the gallery exhibit, again there will be a commission to the gallery.
This can be a lot of work, but also a labor of love. It is very gratifying to have your work acknowledged by the art community. In time, you will fall into the ';clique'; and will be having galleries contact you with calls for entries. I have received two this week already, plus I have works submitted to 3 different exhibits around the country.
One word of reality though. Do NOT expect to get rich, or even make a living doing this. I know of NO one that makes a steady, living income from selling photos through galleries like this. So don't quit your day job! lol Most photographers supliment their income with the usual portrait or wedding work, or just have other ';real'; jobs for steady income. I have sold as many as 4 photos in a couple of weeks, and have also gone for months and sold nothing.
So this is really something you do for the love of it and to be a part of the art community, don't go into it expecting to make any real money.

Make them consistent and make them good. You don't have a lot of time to sell yourself or your work, so give a great first impression on both.
As for your portfolio, it does not have to be mounted or framed but should be printed at or near the sizes you want to show or sell. Also, be prepared to talk about selling price.
You should not have to pay them anything as they get a commission on the sale of each work, usually 50%. Price your works accordingly. You may be asked to help pay for marketing, which is not uncommon, but don't let them ask for too much.
There are a few vanity galleries that charge you for a show, usually in the neighborhood of many hundreds to a few thousand dollars. Avoid these at all costs. You'll never recoup your investment.
