We have a real estate agent and are looking for a house to buy. When a house is listed for sale by owner, how would our agent get paid? Is there any etiquette to follow in these situations? How is the agent paid when purchasing a for sale by owner?
The reason it is FSBO is because the seller does not want to pay an agent. If you want them to pay ';your'; agent, that is something you will have to work out with the seller, but they are not obligated to.How is the agent paid when purchasing a for sale by owner?
u did not say if you have signed a ';buyer's agency'; agreement.
if not, sign one and never ever let them give you a DUAL agency
agreement to sign; that is because it is illegal for a dual agent
to NEGOTIATE in behalf of the buyer; they may submit
offers and no more.
an agent can get a facilitator agreement with the seller. IF the
seller of a house signs a one client listing, again
he cannot negotiate for you; thus, facilitator is the best
he can do on fsbos.
The ettiquette to follow is to talk to your agent about this and how she plans to get paid on a fsbo sale. Some of the responses on here are not entirely correct. Laws vary in different states. You can still use your agent to purchase a fsbo property. You are entitled to representation and especially on a fsbo property.
Have your agent call them and handle the sale by telling the sellers they will discount the commission if you buy it. The agent didn't have to do as much work , hence the lower commission. Thank you for being didicated to your agent...
