I work for a corporation that leases part of the land where our store is. The guy that owns the land wants to sell it and is basically trying to force us to buy it. He has went through a local realty company and they are putting up for sale ';real estate only'; signs. I am thinking about going out and taking them down because it takes away from out business. It could also lead people to believe that we are going out of business. To sum it up... We are a corporation, this is commercial property and the lease won't be up for about a year. There is nothing you can do if you don't own the property other than check your lease and see if there are any provisions that allow you to control the signage on your leased property.

So issues regarding posting should be in the lease .
Are the protocols for postings defined there ?
If there is nothing restricting postings , the owners can post as they want to .
If this was not pre-defined , consider it as a notice of what is coming down the turnpike .
He can sell and when the lease is up , the new owner may have his own plans for that location .
Start shopping for new space or consider buying .
In the mean time , post a large sign with your business name saying OPEN for Business .
And in smaller type , Possibly Relocating .

Sure he can, just because you lease it does not mean the owner can't sell it.
Yes, the Landlord can put a sign in front of your building. However, if he/she is a prudent landlord they should want to maintain good relations with you, the tenant. I would address your concerns with your Landlord. There are a number of other ways commercial realtors can market the property without putting a sign in front of your store. I am a commercial broker and never put a for sale sign up in front of the property. However, you may want to consider purchasing the land if you want to lock in your rental rates for the future and give your store a chance to expand. Good Luck!
The leases go with the sale but it is a pain that they have taken this stance. I would haul your lease out and see if there is a clause that addresses this possibility. It may actually speak to them selling it and that would give you some clout. Also see the link for future reference.

What kind of pictures do I include in a horse for sale ad?
The dressage community should particularily be drawn to it since that is his specialty. I was thinking some action shots, a head shot and a body shot but then that all seems like way too much. Also how long and how in depth should the text be?

Confirmation shot and a few action shots. Have some shots of him riding, preferably in a show, if possible. I will look more at a horse under saddle than one at liberty - being under saddle shows the horse really is broke to ride.
The confirmation shot is important to show how nice the horse looks and how well it will fit into the sport intended.
the text should be long enough to convince people that he's worth buying but not too long that they get bored and think you're desperate. for the picture, i would suggest a conformation pic of the horse of one side, and extras would be an action shot and a conformation shot w/ tack on.
HAve shots of him riding. We are in the market and my mom will not buy a horse if no one is riding it. Action shots are good , it shows how your horse moves. The text should be pretty in depth but, not so much it bores the reader. Good Luck and I Hope your horse finds a nice ,healthy home.

i'd start out for one add to put up one side shot photo of the horse, and if there's room a head/head photo. then put in you have more photos and anyone intersted should email you for them.

Confirmation shot and a few action shots. Have some shots of him riding, preferably in a show, if possible. I will look more at a horse under saddle than one at liberty - being under saddle shows the horse really is broke to ride.
The confirmation shot is important to show how nice the horse looks and how well it will fit into the sport intended.
the text should be long enough to convince people that he's worth buying but not too long that they get bored and think you're desperate. for the picture, i would suggest a conformation pic of the horse of one side, and extras would be an action shot and a conformation shot w/ tack on.
HAve shots of him riding. We are in the market and my mom will not buy a horse if no one is riding it. Action shots are good , it shows how your horse moves. The text should be pretty in depth but, not so much it bores the reader. Good Luck and I Hope your horse finds a nice ,healthy home.

i'd start out for one add to put up one side shot photo of the horse, and if there's room a head/head photo. then put in you have more photos and anyone intersted should email you for them.

I'm probably selling a company I set up about 4 years ago. I want a fair but not unreasonable price for it. How should I value the business. It has an established client base, with 90% of the business being repeat business from about 10 clients. The company has a reasonably good reputation, three or four key and committed staff and being a service industry has few hard assetts (none really worth costing). The company turns over about $350,000 a year and is growing. Our receivables are usually paid within 15 days. The answer is yes you can BUT the reality is that it is hard to find a lender that will refinance your loan knowing that at any minute your home could be sold and they will waiste their time and money. Most lenders will ask you to take the home off the market before you can refinance.

The people who stuff the newspaper columns full of pets for sale ads are selling grossly overpriced puppies of inferior quality. You can do much better at akc.org.
Just don't ask about Christmas puppies or you will deeply offend the good breeders. Only the puppymills and fast-buck breeders have holiday pups and the quality is so poor that you would never want to own one.

Definitely try out Kijiji's website. You can search for only classified ads that are within your area. Also there are a lot of people who are selling pets there. Many of them are breeders, some are just private sellers, and they usually include pictures. I have found they have very low prices there, especially compared to chain pet shops. The people who stuff the newspaper columns full of pets for sale ads are selling grossly overpriced puppies of inferior quality. You can do much better at akc.org.
Just don't ask about Christmas puppies or you will deeply offend the good breeders. Only the puppymills and fast-buck breeders have holiday pups and the quality is so poor that you would never want to own one.

real estate commissions ARE negotiable, so you might be able to get a good lister for less commission.
You have to be careful about what and how you advertise--you're allowed some ';puffery,'; but material misrepresentations will cost you far more than a commission possibly could. There ARE sort of ';a la carte'; realtors who offer specific services for a fee--like getting you on the MLS--and you should consider at least that route.
Outside of that, options include:
signage out front if your zoning allows for that
ads in newspapers--freebies through your largest circulation one
radio spots
posting on Craigslist, bulletin boards in the area, at work if you can
letting your neighbors, friends, and co-workers know as sometimes someone knows a person who wants to buy a house

Big hassel. The only reason (as a seller of vehicles) a state inspection sticker would benifit being removed is if it has a lot of year left on the validation and you want to put it on another car to make it look legal (even this is not legal). Then its a full year before it gets rechecked and less likely to come back on the seller if the emissions doesnt pass. You and the authorities dont know the sticker is invalid for THAT car unless the authorities try to run the bar code or number with the states reference. If your jurisdiction requires a valid inspection to register the car all you need to do is ask the owner for the inspection documentation. If they can't produce a valid, current inspection certificate then assume that it has not and will not pass.
If the car does not have current plates it's a sure bet the car hasn't been driven in awhile and has not passed inspection recently.
Move on to the next car.

Yes, you can buy veggie marshmallows or make your own...these call for sugar but you can substitute vegan version of sugar...sugar is filtered thru animal bone char to be white..
Marshmallow recipe (substitute 3 TBSP agar agar or 6 TBSP pectin for Knox gelatin)
Marshmallows (yields about 40 large marshmallows)
Grease 9x13-in. pan and powder with powdered sugar
3 Tbs. (21 g) gelatin soak 10 min. drizzle while mixing mix until marshmallow has fluffed up mix cool in pan for 3 hours cut powder
1/2 cup (120 mL) water
2 cups (400 g) sugar boil until 250掳F (120掳C)
2/3 cup (160 mL) corn syrup
1/4 cup (60 mL) water
1/4 tsp. (1.5 g) salt
1 Tbs. (15 mL) vanilla extract
Powdered sugar
I prepared a 9x13-in. glass baking pan by greasing it with butter and sifting powdered sugar over it to coat the bottom and sides.
The recipe calls for 3 envelopes of Knox gelatin and 1/2 cup cold water. 3 envelopes of gelatin is equivalent to 3 tablespoons or 21 grams of powdered gelatin. Make sure you use the unsweetened and unflavored kind.
I poured the water and gelatin into the bowl of my stand mixer to allow the gelatin to bloom. The recipe calls the gelatin to bloom for ten minutes.
While the gelatin was blooming, I measured out 2 cups of sugar, 2/3 cup corn syrup, and 1/4 cup water.
I brought the mixture to a boil and deviated from the original recipe a little. Instead of boiling for one minute, I allowed it to boil until the sugar's temperature passed 250掳F. This brings the sugar into what is known as the hard-ball stage (when dropping the sugar into some water will form a hard ball that is not easily deformed) and is the traditional temperature of sugar used for making marshmallows.
I ran the mixer at low speed while drizzling in the boiling sugar syrup. Once the syrup was mixed in, I turned up the speed a little and added about 1/4 tsp. salt. The recipe calls for mixing at a high speed, but I couldn't turn up the speed to high without risking splattering 200掳F sugar everywhere.
When the mixture begins to fluff up, I scraped down the bowl and turned up the speed to high.
Once the volume of the marshmallow stopped increasing, I added 1 tablespoon of vanilla extract. After the extract was mixed in, I stopped the mixer. This took about 8 minutes from when I started mixing, a few minutes short recommended twelve minutes.
I poured the marshmallows into the prepared pan and smoothed roughly with a silicone spatula. Several internet recipes recommend oiling plastic wrap and using it to flatten the top of the marshmallow.
I let the marshmallow cool and set by leaving it on the dining table uncovered overnight. I then inverted the pan over a cutting board covered in powdered sugar. I released the marshmallow buy pulling from a corner and working the marshmallow loose from the baking pan.
I used a large pizza wheel to section the marshmallows one row at a time and dredging each piece in powdered sugar until the sides weren't sticky anymore.

Substitute vanilla with candy oils (peppermint is my favorite) and add food coloring for a nice touch. You can make whatever shapes you want: I like snowflakes for Christmas! They keep for over a week in tupperware. The longer you have them, the crunchier they get, making them perfect for hot cocoa.';
Ingredients
vegetable-oil cooking spray
1 1/2 tsp agar agar
1 1/2 cup sugar
2/3 cup light corn syrup
1/8 tsp salt
1 tsp pure vanilla extract
corn starch
Coat a 12 x 17 inch rimmed baking sheet with cooking spray. Set aside.
Place 1/3 cup cold water into bowl of electric mixer. Sprinkle with agar agar. Let mixture soften for 5 minutes.
Place sugar, corn syrup, salt and 1/3 cup water in small to medium saucepan (if you use to large of a saucepan, the themometer will not be covered by mixture). Cover. Bring to a boil. Remove lid. Cook, swirling occasionally until syrup reaches 238 degrees (soft ball stage) (~5 minutes).
With mixer on low speed, whisk agar agar mixture while slowly adding syrup in a steady stream down the side of the bowl. Gradually increase mixer to high. Beat until mixture is thick, white and has almost tripled in volume (~ 12 minutes). Add vanilla (or other flavoring/food coloring) and beat 30 seconds more.
Pour mixture into baking sheet and smooth with spatula sprayed with cooking oil. Let sit (uncovered) overnight.
Cut out with cookie cutters or cut with kitchen scissors, sprayed with cooking oil. Roll marshmallows in corn starch to keep them from sticking to each other. Store in air tight container, with wax paper between layers.

When the mixture starts to boil, cover and cook for about 3 minutes. Uncover, and continue to cook without stirring, over high heat, until a candy thermometer reaches 240-244 F.

Yes, you can buy veggie marshmallows or make your own...these call for sugar but you can substitute vegan version of sugar...sugar is filtered thru animal bone char to be white..
Marshmallow recipe (substitute 3 TBSP agar agar or 6 TBSP pectin for Knox gelatin)
Marshmallows (yields about 40 large marshmallows)
Grease 9x13-in. pan and powder with powdered sugar
3 Tbs. (21 g) gelatin soak 10 min. drizzle while mixing mix until marshmallow has fluffed up mix cool in pan for 3 hours cut powder
1/2 cup (120 mL) water
2 cups (400 g) sugar boil until 250掳F (120掳C)
2/3 cup (160 mL) corn syrup
1/4 cup (60 mL) water
1/4 tsp. (1.5 g) salt
1 Tbs. (15 mL) vanilla extract
Powdered sugar
I prepared a 9x13-in. glass baking pan by greasing it with butter and sifting powdered sugar over it to coat the bottom and sides.
The recipe calls for 3 envelopes of Knox gelatin and 1/2 cup cold water. 3 envelopes of gelatin is equivalent to 3 tablespoons or 21 grams of powdered gelatin. Make sure you use the unsweetened and unflavored kind.
I poured the water and gelatin into the bowl of my stand mixer to allow the gelatin to bloom. The recipe calls the gelatin to bloom for ten minutes.
While the gelatin was blooming, I measured out 2 cups of sugar, 2/3 cup corn syrup, and 1/4 cup water.
I brought the mixture to a boil and deviated from the original recipe a little. Instead of boiling for one minute, I allowed it to boil until the sugar's temperature passed 250掳F. This brings the sugar into what is known as the hard-ball stage (when dropping the sugar into some water will form a hard ball that is not easily deformed) and is the traditional temperature of sugar used for making marshmallows.
I ran the mixer at low speed while drizzling in the boiling sugar syrup. Once the syrup was mixed in, I turned up the speed a little and added about 1/4 tsp. salt. The recipe calls for mixing at a high speed, but I couldn't turn up the speed to high without risking splattering 200掳F sugar everywhere.
When the mixture begins to fluff up, I scraped down the bowl and turned up the speed to high.
Once the volume of the marshmallow stopped increasing, I added 1 tablespoon of vanilla extract. After the extract was mixed in, I stopped the mixer. This took about 8 minutes from when I started mixing, a few minutes short recommended twelve minutes.
I poured the marshmallows into the prepared pan and smoothed roughly with a silicone spatula. Several internet recipes recommend oiling plastic wrap and using it to flatten the top of the marshmallow.
I let the marshmallow cool and set by leaving it on the dining table uncovered overnight. I then inverted the pan over a cutting board covered in powdered sugar. I released the marshmallow buy pulling from a corner and working the marshmallow loose from the baking pan.
I used a large pizza wheel to section the marshmallows one row at a time and dredging each piece in powdered sugar until the sides weren't sticky anymore.

They keep for over a week in tupperware. The longer you have them, the crunchier they get, making them perfect for hot cocoa.';
Ingredients
vegetable-oil cooking spray
1 1/2 tsp agar agar
1 1/2 cup sugar
2/3 cup light corn syrup
1/8 tsp salt
1 tsp pure vanilla extract
corn starch
Coat a 12 x 17 inch rimmed baking sheet with cooking spray. Set aside.
Place 1/3 cup cold water into bowl of electric mixer. Sprinkle with agar agar. Let mixture soften for 5 minutes.
Place sugar, corn syrup, salt and 1/3 cup water in small to medium saucepan (if you use to large of a saucepan, the themometer will not be covered by mixture). Cover. Bring to a boil. Remove lid. Cook, swirling occasionally until syrup reaches 238 degrees (soft ball stage) (~5 minutes).
With mixer on low speed, whisk agar agar mixture while slowly adding syrup in a steady stream down the side of the bowl. Gradually increase mixer to high. Beat until mixture is thick, white and has almost tripled in volume (~ 12 minutes). Add vanilla (or other flavoring/food coloring) and beat 30 seconds more.
Pour mixture into baking sheet and smooth with spatula sprayed with cooking oil. Let sit (uncovered) overnight.
Cut out with cookie cutters or cut with kitchen scissors, sprayed with cooking oil. Roll marshmallows in corn starch to keep them from sticking to each other. Store in air tight container, with wax paper between layers.

Is there a website designated to selling hunting cabins? I have looked on some real estate sites but they don't have anything that I am looking for, which is a cabin in the mountains in south central pa.Where can I find cabins for sale in south central pa?
I would find some backcountry land. It is cheap and real estate is going down right now. Build the building yourself, it is not all that hard to do. I know it NY Adirondack land is CHEAP. How long do people usually get sentenced to when they are arrested for sale and possession of marijuana?
My dad got arrested today because apparently he sold marijuana to an undercover police officer. They have him with distribution, possession with the intent to sell, and possession of a firearm. (He had a .22 pistol for personal protection.) What kind of sentence should we be expecting? Like, ten years? More? Less? It also matters what state your in and how harsh they are on marijuana law. Also you have to consider the amount he sold, was it a dime bag, a twenty, eigth, ounce, or pound or more. As for the pistol he is going to get time for having a loaded weapon. It also matters on what kind of lawyer he gets if its a good one and will cost they can cut the time. But if its a first time conviction than he can be looking at 6 months for the gun and the marijuana will add to the time. If he was on parole or probation he can get up to five years. I have an ebook that I sell on my own website. I wanted to list it on amazon as well and HAVE been successful listing it as a Kindle book. However, I see that amazon also carries pdf's, which they refer to as ';edocs'; and I would like to sell my book in that format as well.
