What are the steps in investigating a property for sale?

I was wondering if anyone can tell me what steps I can take to do an investigation of real estate property I want to buy? For back taxes, liens, etc.What are the steps in investigating a property for sale?
Normally, you would have a lawyer do most of that for you. Although your real estate agent can help too. A lawyer will do a title search and any liens, etc. would show up. I don't see how you would be responsible for back taxes, unless this is a foreclosure and their are some stipulations. If you are buying from the current owner, then they are responsible for taxes. You real estate agent, if you are using one, should do a lot of the homework for you too.What are the steps in investigating a property for sale?

Some local government websites have the real estate property deeds and tax information on line. Otherwise, you refer to a property tax map at your local office and ask for information on that property address. Find the closest professional realtor and ask them to access their data base on that property to reveal it's history.
For back taxes and lien, the town clerk should have that info.
This is why title companies are out there. It will cost you about 500-1500 depending on the price of the property, but its well worth it to have them research for you!
i wanted to coment on some of the answers that where givien on here but i wont. Best thing to do is make up an agtgrement with the seller of the property to have a termite inspection and a roof sert done. This will check for termites and leaks which is a good thing. Then you could have your loan agent check for title report information on the property as well.
