If you are seeking homes that are already in foreclosure you may find them several ways.
#1 If the lender completed foreclosure procedure, the sale is complete, no successful bid was accepted on the property, the lender became the owner of the property all legal work is done giving title to the lender, the lender will now place the completed foreclosed property on the market for sale through a local real estate brokerage firm.
You may contact any real estate agent and see if they are the ones with a contract to sell foreclosures for a lender.
#2 If you are speaking of getting a foreclosure after the lender has recorded the Notice of Default but not the Notice of Sale.
A. These are listed in your local papers, perhaps not all but a few that your local newspaper has decided to print as a matter of public service.
B. You may subscribe to a service that list these foreclosures. They sell the foreclosure list in print form as well as a lot of them are listed on the Internet. These services normally list the foreclosures as they are listed each week from the county recorders office.
C. They are listed at the county court recorders office and are available for the public to see at anytime the recorders office is open to the public. Call for their business hours. They will assist you in compiling a list.
#3. If you are looking for pre-foreclosures. That is the borrower has not made his/her monthly payments for awhile, but the lender has not yet recorded a notice of default with the county court recorders office.
A. You may place an ad in the local paper telling of your service and desire to purchase houses of those that are behind in their monthly payment.
B. You may work a certain area of your city advertising your services and indicating that you are in the business of helping those that are behind in their mortgage payments.
In #2 and 3 you will be dealing with the home owners, therefore you must have the necessary skills to make and enter into a contract of sale, finding and opening an escrow or closing agent to include finding a title company, finding a mortgage broker to get the necessary mortgage to finance the property you are buying.
Though the process is simple if you contact a mortgage broker for financing, he/she will point you in the right direction to close your transaction and help with getting the other professionals needed to help in closing your transaction.
