I am trying to sell my home in a somewhat declining neighborohood in Nashville, TN. It is listed with an agent. She advertises in the little home magazines you find in the food stores and the Bob Parks catalog. Of course it is on MLS, and there is a little sign out front with a 2nd sign showing ';1 acre';.
Can anyone suggest effective ways of advertising? I am willing to spend the money if it is worth it.What are the most effective ways of marketing/ advertising my home for sale?
There's not much more you can do at this point. You can try to lower the price, but other than that?
This is a buyer's market, and putting more advertising up isn't going to do you any justice. You have an agent working for you--that's the best thing you COULD do for yourself. What are the most effective ways of marketing/ advertising my home for sale?
Its a bad market in most areas now.My advice get rid of your agent. You can do everything they do as far as advertising(probably more).
I think that a virtual tour always helps. Internet searchers are all about the pics. Make sure that your agent has the max amount of pics (6) on the MLS and realtor.com. I don't know about your city but in Arizona, open houses are a waste of time. I think that it is a slow market across the board. The average sell time is well over 6 months in this market unfortunately. Also, if there are many homes similar to yours available, you need to make yours stand out. Make sure that you always have great curb appeal and de-clutter. Staging really does make a huge impact when prospective buyers are touring your home.
The Internet is the most effective way and by being on MLS you should also be on realtor.com. Sellers never want to hear it but THE ONLY WAY TO SELL is to price it correctly.
I have a whole blog written on places your home can and should be marketed. On line marketing is very important. Things I think are important are:
-multiple photos in the MLS
-a virtual tour
-enhanced listing on Realtor.com
-listings on other top visited sites like Trulia.com, google base, point2nls, homes.com and more.
I would ask your Realtor what else is effective in your market. Personally, I no longer use the homes magazine. Buyers are looking on the web so I feel a strong web presence is important for the sellers I represent.
There is a section for sellers on my blog, miOaklandCounty.com. Visit ';Dear Mr. %26amp; Mrs. Seller'; section for some of the more targetted advice.
